1. Cancellation Policy
Once a Residential Tenancy Agreement or Occupancy Agreement (“Agreement”) has been signed, you must comply with the terms and conditions of that Agreement. While terms may vary between Australian States, students are required to pay the rent due for the entire term of the Agreement.
1.1 No Visa, No Offer, No Pay
Students may cancel an Agreement without charge under Accolade’s “No Visa, No Offer, No Pay” policy if they are:
- unable to secure an Australian visa; or
- declined entry to their intended course of study in Australia.
To use this option, your cancellation request must:
- include supporting documentation; and
- be received at least 14 days prior to your lease commencement date.
If you cancel within 14 days of your contract start date (or after it has begun), the standard terms of the Residential Tenancy or Occupancy Agreement Cancellations Policy will apply.
1.2 Awaiting University Offer or Visa Approval
If your contract is due to start within 14 days and you are still awaiting your university offer or visa approval, you may choose one of the following options:
- Hold your room by commencing rent payments while you await your visa or offer.
- Request a one-time deferral of your contract start date, up until Semester 1, 2026. Your rate will remain the same. If you later choose to cancel after deferring, the “No Visa, No Offer, No Pay” policy will not apply, and a 4-week termination payment will be required.
- Cancel your booking and pay the 4 week termination payment.

1.3 Change of mind
You may cancel your booking for any reason before the lease start date by providing a minimum of 4 weeks’ written notice. Upon receiving the required notice, you will be eligible for a full refund of their deposit.
2. Cancellations by Us
Accolade may cancel your booking before your tenancy begins if:
- the information you have provided is false or misleading; or
- you fail to meet your obligations under these Terms.
If this occurs, and if permitted by law, Accolade may retain your holding deposit and/or other payments made.
3. Refund Form and Process
Once you’ve submitted your cancellation in writing, we will send you a Refund Link and guide you through the next steps. Refunds are issued in accordance with the rules applicable to your property’s location.
Refund Process:
- If you are eligible for a refund (including your holding deposit), you must complete the Refund Form.
- Refunds are usually paid via bank transfer (or another method determined by Accolade) within the timeframe required by law, or—if no timeframe applies—within a reasonable period after receiving your completed Refund Form.
4. Privacy
When making a booking, we collect certain personal information — such as your age, gender, nationality, and accessibility needs — to ensure we match you with the most suitable room.

- confirm you’ve read and understood our Privacy Policy
- agree to how your information is handled as described in that Policy
- confirm that all details you’ve provided are accurate
